Floors

• engineered floor joist system complete with 5/8" tongue-and-groove OSB (oriented strand board)) floor sheathing, glued and stapled
• 3/8" underlay is applied to areas with vinyl flooring

Exterior walls

• moisture barrier house wrap
• 7/16" OSB (oriented strand board) sheathing, glued and stapled
• 2 X 6 kiln-dried studs @ 16" on centre
• R-22 insulation (R-24 in 'Northern' Ontario (>5,000 Degree Days)
• 6 mil continuous air/vapour barrier
• 1/2" gypsum board

Interior walls

• 36" high half walls complete with finished cap to match kitchen are illustrated as hollow walls on the floor plans. White PVC kitchens require the selection of a stain colour.

• cap top is spliced if it is over 8'-0" long
• caps for half walls with jogs (e.g. AL423) are shipped loose to avoid mitre separation on delivery and set

Windows

• livingroom
  • PVC casement complete with one operator or vertical slider (as per floor plan) and PVC Jambs
• several models incorporate additional casement, awning or single-hung windows in the standard design
• window colour:  white
• window glazing: low E, argon-filled thermals
  • low E is a glass coating that reduces heat loss to the outside while allowing the sun’s warming rays inside
  • argon is an inert gas sealed between layers of glass; it does not conduct heat or cold as air would, thus reducing heating and cooling bill

  • 1 3/4" X 2'10" X 6'8" insulated steel embossed slab, prime finish, complete with passage and deadbolt hardware (if plan specifies side lights, they are 14P type, unless otherwise specified)

Heating and ventilation

  • the standard specification assumes a natural gas or propane fueled, forced air heating system. Other fuel types and heating systems may require other specification changes

Garages

• Garages are shown on certain plans. If standard or purchased, Guildcrest will supply the following material package:
  • roof truss; gable truss; ladder; shingles; prebent fascia; soffit; vinyl siding and trims; house wrap: pre-hung insulated steel door; lockset for door; window; exterior light fixtures (one at front for single garage; two at front for double garage; one at rear man door).
  • valley flashing and step flashing are not included
• Your Representative will complete the construction of the garage on site

Porch Roofs/Kneewalls

• Porch roofs are shown on certain plans. If standard, or if purchased, Guildcrest will supply trusses, soffit, fascia, vinyl siding and shingles. Flashing, lumber, beams and sheathing are not supplied
• Kneewalls are shown on certain plans. If purchased, Guildcrest will supply vinyl siding and windows. No other material is supplied
• Your Representative will complete the construction of these features on site
